Treasurer’s Report (Dues are still just $10 for 2025!)

Albemarle County Police Department (ACPD) may visit and give an update. (Evening Patrol Division).

Update and News from Ann Mallek, our county supervisor.

Updates and Discussion: The “Montclair” stream, OakBluff/Eastern Avenue, and AC44 (Eric Schmitz, Bill O’Malley, & Tom Loach). 

 Old Business:

  • Crozet Independence Day Celebration,
  • Hanging Baskets along Crozet Avenue in downtown Crozet.  Muff Biber, Tim Tolson, and Chelsea Powers (president of Crozet Board of Trade) are working on the details of draft contract from the Albemarle County Facilities and Environmental Services department.  The aim is to have flower baskets as soon as possible.
  • A reminder that the Crozet Park Board is prohibiting parking on the blacktop near the pickleball courts during daylight hours (aka basketball courts). The only exception will be for Park sponsored events, e.g., Arts & Crafts Festival, Gator Swim Meets, etc., when the no parking signs will be covered. Please feel free to use the fifteen parking spaces located along the west side of the pool fence.

New Business

  • Resolutions of the CCA, as required by its bylaws (Article VII), require presentation at a second regular CCA meeting for discussion and vote, and if accepted, will be adopted.
    • Resolutions about the “Montclair” stream, OakBluff/Eastern Avenue, and AC44.
    • Should we have a meeting on July 10 to vote again, rather than wait until September 11?

Welcome by Tim Tolson, president of the CCA welcomed 25 people at 7:31 PM.

Agenda Review / Changes and additions from the floor?  No changes.

Approval of the CCA’s last meeting’s minutes (November 14, 2024).  ) [Weather prevented the January meeting.]  Minutes were approved by Janice Wellford and seconded by Lisa Goehler.  Motion was unanimously approved.

Treasurer’s Report –  (2025 Dues: Still just $10 annual contribution!) 
  CCA: $2,970.15; CIDC:  $6,600.37; TOTAL: $9,570.52

Albemarle County Police Department (ACPD) may visit and give an update. (Evening Patrol Division)
Lieutenant Elizabeth Gomez (Blue Ridge District Commander) and Major Randy Jamerson (second in command at ACPD) were in attendance to encourage us all to be watchful and aware.  Since our last meeting, we have had a shooting, killing three people and vandalism to vehicles.  Neighbors helping neighbors is the key.  Parents know where your children are, talk with them, and do not be afraid to report to us.  They also said that Crozet remains a haven of safety and low crime.

Update and News from Ann Mallek, our county supervisor.
Ann Mallek encouraged each of us to share our thoughts on the Comprehensive Plan.  It is important for you to share your ideas.  More town hall meetings coming on the budget and other issues.  County staff wants community input. Theme from the community has been to preserve the community and control or prepare for growth through careful planning of infrastructure within the community.  More affordable housing units are needed.  Pipeline, water issues, school issues, land use, traffic cameras, child safety, zoning Include residential needs were the topics included in this exchange of ideas and viewpoints with Supervisor Mallek. 

Supervisor Mallek reminded folks to attend the Community Budget Town Hall at Western Albemarle High School (WAHS) from 5:30 to 7:30 PM

Update on The Square improvements, Downtown Crozet Initiative (DCI) and Crozet Plaza, the Three-Notched Trail and AC44 and the Crozet growth area (Tim Tolson)

Discussion on these topics and others were made as part of the updates and thoughts shared by and with our supervisor, Ann Mallek.

 Old  Business:

  • Crozet Independence Day Celebration!
    • Next Crozet Independence Day Celebration will be the Saturday AFTER July 4th, which is, Saturday, July 5, 2025. We’ve checked with CVFD and they will do the parade then too!
    • For 2024 (last year’s CIDC) The Crozet Board of Trade donated a total of $5,000 to the Crozet Volunteer Fire Department, Western Albemarle Rescue Squad, Crozet Trails Crew, Crozet Fellowship Church and the CCA.
    • The Crozet Board of Trade paid the fireworks deposit for this year.
  • The King Family Vineyards SUP is progressing.   The Planning Commission hearing was March 11, 2025.  The Special Use Permit (SUP) was unanimously approved by the Planning Commission.
  • Hanging Baskets.  Muff Biber, Tim Tolson, and Chelsea Powers (president of Crozet Board of Trade) are working on the details of draft contract from the Albemarle County Facilities and Environmental Services department.  The aim is to have flower baskets hung as soon as possible.

New Business:

  • Election of CCA officers for 2025. Nominations are for President, Vice President, Secretary, and Treasurer.  New  officers are: President: Tim Tolson, Vice-President: Lisa Goehler, Secretary: Jo Ann Perkins, and Acting Treasurer: Tim Tolson.
    • After discussion about who might be willing to serve, Ann Mallek made a motion to have the current officers continue in their respective roles.  It was  seconded by Janice Wellford. The election of officers was unanimous. 
  • The Crozet Park Board is prohibiting parking on the blacktop near the pickleball courts during daylight hours. The only exception will be for Park sponsored events, e.g., Arts & Crafts Festival, Gator Swim Meets, etc., when the no parking signs will be covered.     • Tim reminded those attending that after tonight’s meeting, they would need to use the fifteen parking spaces located along the west side of the pool fence for the CCA meetings.

  • Household Hazardous waste on Friday & Saturday, April 25 & 26 from 9AM to 2PM at IMUC
    • Bulky Waste Amnesty days: Furniture/Mattresses – May 3, 2025; Appliances – May 10, 2025; Tires – May 17, 2025
    • Electronic Waste Collection Day– Saturday, April 19, 2025 from 9 A to 3P at IMUC
    • You MUST pre-register:  https://www.rivanna.org/ewaste/
    • Commercial Hazardous Waste Collection– Thursday, April 24, 2025.  Qualifying businesses must pre-register with MXI Environmental to obtain an appointment.  To register, call or email Peggy Snead at (276) 628-6636, extension 203 or peggys@mxiinc.com. There is a fee associated with disposal.

Welcome by Tim Tolson, president of the CCA. Only one person attended and the Peachtree League directors meeting had been scheduled over top of us at 8 PM, so no CCA meeting was held.

Agenda Review / Changes and additions from the floor?  There were none.

Approval of the CCA’s last meeting’s minutes (March 14, 2024).   Asia Weakley made the motion to approve. Christen Bird seconded.  Motion carried.

LOCATION: 4783 Beaver Hill Lane
PROPOSAL: Rezone 24 acres from Rural Area to R4 Residential with a special use permit to bring existing manufactured home park into compliance and to add 53 additional units.
PETITION: A request for a special use permit under section 18-15.2.2.14 for a manufactured home park on a 49.38-acre parcel. The property is currently a non-conforming manufactured home park with 47 units. The proposal seeks to bring the property into conformance and to add a leasing office and 53 additional units for a total of 100 manufactured homes at a gross density of 4.17 units/acre. Associated with the request are several special exceptions to the manufactured home park regulations outlined in Section 18-5.3.
ZONING: RA Rural Areas – agricultural, forestall, and fishery uses; residential density 0.5 units/acre in development lots

Treasurer’s Report (Dues are still just $10 for 2024!)

Albemarle County Police Department (ACPD) may visit and give an update. (Evening Patrol Division).

Update and News from Ann Mallek, our county supervisor.

Update on Downtown Crozet Initiative (DCI) and Crozet Plaza (Tim Tolson)

 Old Business:

  • Crozet Independence Day Celebration, 
    • Next Crozet Independence Day Celebration will be the Saturday AFTER July 4th, which is, Saturday, July 5, 2025.   We’ve checked with CVFD and they will do the parade then too!
  • Hanging Baskets along Crozet Avenue in downtown Crozet.  Muff Biber, Tim Tolson, and Chelsea Powers (president of Crozet Board of Trade) are working on the details of draft contract from the Albemarle County Facilities and Environmental Services department.  The aim is to have flower baskets hung by next spring (2025).

New Business

  • At our next regular meeting (January 9, 2025) we have the election of CCA officers for 2025. Nominations are open for President, Vice President, Secretary, and Treasurer.  Current  officers are: President: Tim Tolson, Vice-President: Lisa Goehler, Secretary: Jo Ann Perkins, and Acting Treasurer: Tim Tolson.  Candidates must be present at the January 9, 2025 meeting or have spoken with a current officer about their willingness to serve if elected (Article II of the Bylaws).
